ZBA Hears Architectural Review on 40B Project

Town hears from police and fire chiefs on the project as well as an architectural review conducted for the town.

The Board of Appeals on Zoning held a continued public hearing on Monday night on the proposed affordable housing project off West Street. This was a continued public hearing on the application by The Gatehouse Group, LLC for “The Parc at Medfield,” a 96-unit residential complex in two buildings on 9.22 acres -- with limited upland -- of industrial land between West Street and North Meadows Road (Route 27). Davis Square Architects performed an architectural review on the town's behalf and one of its principal, Clifford Boehmer, presented their findings at Monday's meeting. ZBA to Discuss Affordable Housing Project Tonight

The Board of Appeals on Zoning will hold a continued public hearing tonight at 7:30 p.m. for “The Parc at Medfield,” an affordable housing complex proposed off West Street.

  The Board of Appeals on Zoning will meet tonight at 7:30 p.m. in the Chenery Room at the Town House to discuss “The Parc at Medfield,” an affordable housing complex proposed off West Street. The topic of the continued public hearing is the architectural review but any portion of the application can be discussed. According to the Executive Summary of Gatehouse’s application filed with the state, The Parc at Medfield would include four buildings of one, two and three-bedroom rental units on 9.22 acres of land near the former Potpourri building between West Street and Route 27 on “an underutilized industrially-zoned property that is extremely well-suited for re-use as a multi-family infrastructure.” Town officials and residents have voiced …

ZBA Hears from Town Consultant Regarding Water and Safety Issues on 40B Project

The ZBA consultant said he had several issues with the plans for the affordable housing project proposed off West Street. ZBA also plans to hold a meeting for public comment in September.

On Monday night, the Zoning Board of Appeals discussed water issues related to the proposed 40B housing complex proposed on West Street. This was a continued public hearing on the application by The Gatehouse Group, LLC for “The Parc at Medfield,” a 96-unit residential complex in two buildings on 9.22 acres of industrial land between West Street and North Meadows Road (Route 27).  “Tonight we’re talking about water,” said ZBA Chairman Robert Sylvia, of the property that is close to the Charles River.  “[The project] is in the wetlands, and the presence of the property in the watershed protection district, and the fact that it’s in the aquifer protection zone means we need to examine the impact of those issues and what can or should be done…

The ZBA has postponed tonight's meeting to August 6 after an accidental injury has left one of its board members unable to attend.

The Board of Zoning Appeals for Zoning (ZBA) met again this week with representatives from Gatehouse Group LLC which proposes a 96 unit affordable housing complex near the intersection of Route 27 and West Street where traffic is a major concern.    The board, and members of the audience who attended Monday’s meeting, were concerned that the proposed development would add approximately 638 more vehicle trips to an already busy West Street and intersection (West and Route 27). Police Chief Robert Meaney Jr. did not have accident statistics with him at the meeting but said the intersection has been a problem for many years. “I can’t tell you [the number of accidents] but we tend to have rather dramatic crashes up there, there’s no two ways …

How about Gatehouse put forth the worst case scenario of how many people can be jammed into those 96 units. There is currently no mandated cap on how many people can dwell in their proposed apartments. They can put forth the minimum effort for the "minimum" number of people using this facility. POLL: Do you think the intersection of Route 27 (North Meadows Road) and West Street is dangerous?

Town officials and affordable housing representatives agree that the intersection of Route 27 and West Street is a difficult intersection today.

At a continuation of the 40B hearing for The Parc at Medfield -- a proposed 96 unit affordable housing complex off West Street -- earlier this week, Police Chief Robert Meaney Jr. told the Zoning Board of Appeals that there have been many "spectacular" crashes at the intersection of Route 27 (North Meadows Road) and West Street.   If the affordable housing complex is built (approximately 1,000 feet from the intersection), it will add another estimated 638 vehicle trips a day to the traffic pattern in that area.   Traffic engineers told the ZBA that the intersection is a problem today.
