Abutters to the affordable housing project proposed off West Street say the development seems like a housing project.
At Monday night's meeting of the Board of Appeals on Zoning, West Street abutters finally had their say on the project they say will disrupt their neighborhood. Homeowners filled the Town House as the ZBA heard public comment on the proposed project that could place 96 units of affordable housing near the old Potpourri Building not far from the intersection of West Street and Route 27. "What's the difference between this and a housing project?," asked Marian Lent of Hillcrest Road. "To me, if it looks like a duck, it's a duck." Lent and others urged Gatehouse to reconsider its mix of 24 one-bedroom units, 48 two-bedroom units and 24 three-bedroom units, saying the larger units will bring more school children to the district which will …

Town hears from police and fire chiefs on the project as well as an architectural review conducted for the town.
The Board of Appeals on Zoning held a continued public hearing on Monday night on the proposed affordable housing project off West Street. This was a continued public hearing on the application by The Gatehouse Group, LLC for “The Parc at Medfield,” a 96-unit residential complex in two buildings on 9.22 acres -- with limited upland -- of industrial land between West Street and North Meadows Road (Route 27). Davis Square Architects performed an architectural review on the town's behalf and one of its principal, Clifford Boehmer, presented their findings at Monday's meeting. "A development of this size needs to be a very pleasant place to live and i think it has to enhance the town in which it is," said Bohemia, who said the work on the site…

The Board of Appeals on Zoning will hold a continued public hearing tonight at 7:30 p.m. for “The Parc at Medfield,” an affordable housing complex proposed off West Street.
The Board of Appeals on Zoning will meet tonight at 7:30 p.m. in the Chenery Room at the Town House to discuss “The Parc at Medfield,” an affordable housing complex proposed off West Street. The topic of the continued public hearing is the architectural review but any portion of the application can be discussed. According to the Executive Summary of Gatehouse’s application filed with the state, The Parc at Medfield would include four buildings of one, two and three-bedroom rental units on 9.22 acres of land near the former Potpourri building between West Street and Route 27 on “an underutilized industrially-zoned property that is extremely well-suited for re-use as a multi-family infrastructure.” Town officials and residents have voiced …

The ZBA consultant said he had several issues with the plans for the affordable housing project proposed off West Street. ZBA also plans to hold a meeting for public comment in September.
On Monday night, the Zoning Board of Appeals discussed water issues related to the proposed 40B housing complex proposed on West Street. This was a continued public hearing on the application by The Gatehouse Group, LLC for “The Parc at Medfield,” a 96-unit residential complex in two buildings on 9.22 acres of industrial land between West Street and North Meadows Road (Route 27). “Tonight we’re talking about water,” said ZBA Chairman Robert Sylvia, of the property that is close to the Charles River. “[The project] is in the wetlands, and the presence of the property in the watershed protection district, and the fact that it’s in the aquifer protection zone means we need to examine the impact of those issues and what can or should be done…

The Board of Appeals for Zoning, town traffic consultants, and developers for The Parc at Medfield, a 96-unit affordable housing development 1,000 feet from the intersection of Route 27 and West Street, agree that there are currently traffic issues in tha
The Board of Zoning Appeals for Zoning (ZBA) met again this week with representatives from Gatehouse Group LLC which proposes a 96 unit affordable housing complex near the intersection of Route 27 and West Street where traffic is a major concern. The board, and members of the audience who attended Monday’s meeting, were concerned that the proposed development would add approximately 638 more vehicle trips to an already busy West Street and intersection (West and Route 27). Police Chief Robert Meaney Jr. did not have accident statistics with him at the meeting but said the intersection has been a problem for many years. “I can’t tell you [the number of accidents] but we tend to have rather dramatic crashes up there, there’s no two ways …
Town officials and affordable housing representatives agree that the intersection of Route 27 and West Street is a difficult intersection today.
At a continuation of the 40B hearing for The Parc at Medfield -- a proposed 96 unit affordable housing complex off West Street -- earlier this week, Police Chief Robert Meaney Jr. told the Zoning Board of Appeals that there have been many "spectacular" crashes at the intersection of Route 27 (North Meadows Road) and West Street. If the affordable housing complex is built (approximately 1,000 feet from the intersection), it will add another estimated 638 vehicle trips a day to the traffic pattern in that area. Traffic engineers told the ZBA that the intersection is a problem today. Representatives from the developer, Gatehouse Group LLC, agreed. What do you think about the intersection of Route 27 and West Street? Take our POLL and …

At the May 9th hearing, the Zoning Board of Appeals heard concerns from the Water and Sewer Commission, the Superintendent of Schools, the Police Chief, and the Fire Chief.
Representatives from various town boards expressed concerns to the Zoning Board of Appeals about water, traffic, schools and emergency access to the proposed affordable housing complex off West Street as its latest hearing on May 9th. Mansfield's Gatehouse Group, LLC has proposed “The Parc at Medfield,” a 96-unit residential complex in two buildings on 9.22 acres of industrial land between West Street and North Meadows Road (Route 27). Based on today’s rates, rents would be $1,101 for a one-bedroom apartment, $1,321 for a two-bedroom, and $1,526 for a three-bedroom. If approved, Gatehouse’s timeline calls for construction to begin in January 2013. Paul Costello, a consultant for Medfield's Water and Sewer Board, expressed concerns to the …

The Zoning Board of Appeals held its first public hearing on April 11 at which the Gatehouse Group described the proposed 96-unit affordable housing complex it hopes to build between West Street and Route 27.
Concerned with an affordable housing complex proposed for their neighborhood, West Street residents walked away from another public meeting without answers. Town officials held a meeting in February to discuss the rumored possible application for a 96-unit affordable housing complex on industrial land near the old Potpourri building, but the meeting was limited only to discussion about the application process itself and nothing about the specific project. Last Wednesday's public hearing, much to the disappointment of the 80-plus people in attendance, had a very limited scope, which included a presentation from the applicant, Gatehouse Group LLC, to discuss retention of expert consultants (which Gatehouse will fund), and a verbal report …

Lawyers meet with residents regarding 'Poster Child for a piece of property that should be left alone and not developed.'
Hundreds of residents filled the Blake Middle School auditorium Tuesday night to meet with lawyers and learn more about the 96-unit affordable housing project proposed off West Street by Gatehouse Group LLC of Mansfield. Residents were frustrated by the lack of specific answers from Town Counsel Mark Cerel, who said the purpose of the meeting had changed. He had originally planned to hold an informal meeting with residents to “speak candidly” about the project but the Board of Selectmen then wanted to attend so it became an official public meeting, which was then publicized and attended by local media and videotaped for local cable television. Cerel said that a Gatehouse representative, as well as the company's lawyer, were at Tuesday’s…

Developers for 'The Parc at Medfield' plan to buy land for $1.65 million and spend $13 million to develop 96 affordable apartments on 9.22 acres off West Street.
This is the final installment of a three part series regarding this property. To read part one of this series, click here. To read part two of this series, click here. On Oct. 18, 2011, Gatehouse Group LLC of Mansfield agreed to purchase 9.22 acres of land from Medfield North Meadows LLC for $1.65 million with the intent of building 96 units of affordable housing to be known as “The Parc at Medfield.” The land is located between North Meadows Road (Route 27) and West Street, near the old Potourri building. The area is zoned industrial but by using the affordable housing law – or Chapter “40B” – the residential project could move forward regardless. Under 40B, if a town does not have at least 10 percent of its available housing at an “…
