POLL: Is it a good thing that Dunkin' Donuts is one step closer to moving into the former Friendly's building?

Plans to convert the former Friendly's building to a Dunkin' Donuts are one step closer after the ZBA approved the coffee chain's application on Thursday night.

  Plans to convert the former Friendly's building at the corner of Routes 109 and 27 (563 Main Street) into a Dunkin' Donuts got one step closer to reality on Thursday night when the Board of Appeals on Zoning approved the application filed by Michael Cavallo. ZBA Okays Dunkin' Donuts to Occupy Former Friendly’s Building (and Other Meeting Notes)

The ZBA met on Wednesday night to issue its decision on Dunkin' Donuts application to occupy the former Friendly's building, and two applications for houses to be razed and rebuilt.

  The Board of Appeals on Zoning met Tuesday night to discuss two properties where the owner wants to raze the house and build another, and also to issue a decision on Dunkin’ Donuts’ application to convert the former Friendly’s building into one of its coffee shops. The ZBA approved – with conditions -- Michael Cavallo’s application to convert the former Friendly’s building into a Dunkin’ Donuts.  During the hearing process, Cavallo told the board he plans to invest $500,000 into the former Friendly’s building to make it an “upscale” Dunkin’ Donuts at the corner of Routes 109 and 27.  Cavallo plans to retain the walk-up window through which he will serve Dunkin’ Donuts brand ice cream. ZBA to Issue Decision Regarding Conversion of Former Friendly's Building to a Dunkin' Donuts

The Board of Appeals on Zoning is expected to issue its decision tonight on the application from Dunkin' Donuts franchise owner Michael Cavallo to convert the former Friendly's building into a coffee shop.

The Board of Appeals on Zoning is expected to issue its decision tonight regarding a Dunkin’ Donuts going into the former Friendly’s building. The meeting starts at 8 p.m. at Town Hall. Local Dunkin’ Donuts franchise owner Michael Cavallo filed an application with the town to convert the former Friendly’s building at the corner of Routes 109 and 27 into a Dunkin’ Donuts restaurant.  Cavallo, of Sharon, owns several Dunkin’ Donuts including one at Medfield Commons which he would continue to operate.  He said he hopes to make the 563 Main Street restaurant into an “upscale" Dunkin’ Donuts that would sell ice cream out of the former Friendly's walk-up window. Coffee Talk Fills Town House as ZBA Pours Over Dunkin' Donuts Proposal

The Board of Zoning Appeals held a public hearing Wednesday night on a special permit application that seeks to convert the former Friendly's building to a Dunkin' Donuts.

Dunkin’ Donuts packed the Town House last night as their application for a special permit went before the Board of Appeals on Zoning. Dunkin’ Donuts franchise owner Michael Cavallo plans to invest $500,000 into the former Friendly’s building to make it an “upscale” Dunkin’ Donuts at the corner of Routes 109 and 27. Cavallo also operates a store at 270 Main Street which will remain open in addition to this store. At a public hearing of the Board of Appeals on Zoning Wednesday night, renovations were described as updating the front portico; replacing current windows with “colonial style” windows and adding more windows on the Route 27 side of the building; reconfiguring the interior (to one-third seating, one-third cooking/preparation space…

I would like to suggest that Dunkin be told that they would have the same traffic restrictions applied to U.C.C. and Bank of America, further down 109. Basically that lot, as far as I understand it, does not allow cars to cross 109 traffic to enter, nor does it allow cars to cross 109 traffic when leaving. If it is legal to apply those retrictions to a house of worship- then it ought to be good …   more ›

POLL: Do you think a Dunkin' Donuts on the former Friendly's site will cause traffic problems in that area?

Traffic engineers for Dunkin' Donuts told the Board of Appeals on Zoning that their new store proposed at the former Friendly's might have customers in queue for 25 to 30 seconds as they wait to enter Route 109.

Dunkin' Donuts is hoping to renovate the former Friendly's site into a new DD store.   Traffic engineers for Dunkin' Donuts say it may take customers a few extra seconds to enter traffic, and may add 140 vehicle trips a day, but the traffic pattern should be the same as Friendly's had when it was there.  Abutters say a DD "will wreak havoc on the morning commute" when it currently takes them three to five minutes to pull out of their driveways now, without a tenant in the building at the corners of Routes 109 and 27.   What do you think?  Take our poll and let us know.   Have more to say?  Tell us in the Comments.

DD's model is to turn customers around quickly. That means high volume, i.e. traffic. To complicate the process, the former Friendly's site is not on the eastbound side of 109, so the morning commute will have to cross traffic not once, but twice as it enters and exits. The Board of Zoning Appeals will hold three hearings tonight including one that proposes to convert the former Friendly's to a Dunkin' Donuts.

Starbucks Reps Meet with Medfield's Historical Commission and Historic District Commission

Starbucks developers held an informal discussion with the Historical District Commission and Historical Commission to learn more about converting the current Mobil gas station at the corner of North and Main Streets into a coffeehouse.

Greg Salvatore and Michael Yanoff of Salvatore Capital Partners LLC met with members of the Historical District Commission and Historical Commission to hear preliminary concerns about converting the current Mobil gas station at the corner of North and Main Streets into a Starbucks Coffeehouse.  "We’re really in the early stages of development," said Salvatore at the start of the 25-minute discussion. “We have the property under agreement with the owners, Global Petroleum, and we have a tenant who is interested in being part of the community. We’re also still in the process of trying to understand what the cost might be involved to put this together." Historic District Commission Approves Revised Dunkin' Donuts Plans for Friendly's Site

Medfield's HDC unanimously approved the latest set of plans submitted by Dunkin' Donuts franchise owner, Michael Cavallo, who hopes to convert the former Friendly's building into a Dunkin' Donuts restaurant.

On Wednesday night, Medfield's Historic District Commission gave the first go-ahead to Michael Cavallo, who hopes to convert the former Friendly’s building on Main Street into a Dunkin’ Donuts restaurant by issuing a certificate of appropriateness – a signoff required before obtaining a building permit from the town.  Cavallo, of Sharon, owns several Dunkin’ Donuts, including the one at Medfield Commons, and is interested in converting the former Friendly’s building at 563 Main St. into an “upscale" Dunkin’ Donuts. Cavallo’s latest set of plans reflect concerns raised by the HDC at its May 15 meeting. “I think it looks great,” said Michael Taylor, acting chairman of HDC. Bad idea, their coffee is average. On the topic of coffee, there isn't one shop in town that sells a decent cup of coffee. It would be nice to have a non-chain coffee shop that specialize in coffe and tea.   more ›

Poll: Dunkin' Donuts or Starbucks Coming to Medfield?

Assistant Town Administrator Kristine Trierweiler told Medfield selectmen Tuesday the building owner of the former Friendly's Restaurant on Main Street has had discussions with Dunkin' Donuts and Starbucks about filling the vacancy.

What to do with the former Friendly's Restaurant building on Main Street? That question was asked shortly after the _Medfield Friendly's closed its doors this past October. _ The results of _Medfield Patch's poll question_ on what residents would like to see replace Friendly's showed another chain restaurant (40 percent of the votes). A bar was second with 35 percent of the votes and a Dunkin-Donuts drive-thru was third with 11 percent. While Dunkin-Donuts might be the least popular choice among Medfield Patch readers, it remains high on the building owner’s list of possibilities.
