Medfield Real Estate Update: Is the Pace of Sale Changing?

It might surprise you to know that 108 single family homes have sold year-to-date in Medfield, especially when compared to September 2011 YTD sales of 86 properties.

The overall market prices have dropped slightly per square foot if comparing year over year with 2011 at $237 and 2012 down to $232. I think the dollars-per-square-foot is minimal when we look at the bigger picture which shows the average sales price in 2012 is up to $641,220 which is $36,000 higher than 2011.

You can see this quickened pace with the increased demand for our "in-town" properties. A drive down South Street will give you a quick glance at some major renovations of the older antique properties which are being turned into a "condex," basically, the new age duplex. This attached structure allows builders to adjoin garages to capitalize on the smaller lot size zoned for our downtown street areas.

As we head into fall, Medfield home sales will pick up the pace over the slower summers months (in fact, we had 19 open houses last weekend) thanks to our school district's structure keeping all grades together in one school.
