Single family home sales in Medfield were up 20% over last October, with a 16% growth totaling 118 properties sold year to date. Looking at the market today we currently have 47 single family homes and 26 condo/multi-family properties for sale. This is a decline of approx. 28% over last year's single family homes listed for sale in October 2011.
This compounded with the drastic 79% reduction in the Days on Market year over year from October 2011, average being 305 days compared to an incredibly low October 2012 average of 62 days. A 3.3% increase in average price per square foot supports a sellers’ market indicator combined with the Selling Price versus List Price up to 96%.
On a final note there were 18 new listings for October 2012 which is double last October's number of 9 listings. A 100% increase is good news to buyers looking for their next home and presents a very active fall market. For sellers and homeowners contemplating listing their home, this positive trend means a fast sale within a two to three month timeframe!
