Planning Board Hearing with CVS Expected to Conclude on Nov. 21

Board will review crash data reports of the site with representatives from CVS Pharmacy INC.

The Medfield Planning Board is expected to wrap up its public hearing with regarding the pharmacy’s in town on Monday, Nov. 21 at 8 p.m. in Town Hall.

The hearing, which opened Oct. 17 has been continued twice as the Planning Board reviews the details of CVS’ proposal. The Oct. 17 meeting was continued to Nov. 7 as board members .

On Nov. 7, the Medfield Planning Board reviewed the architecture and physical appearance of the proposed expansion, according to Norma Cronin, administrative assistant to the planning board.

“The architecture that they had on the building was well received both by the Planning Board and the representative from the [Medfield] Historic District and a representative from the Downtown Study Committee,” Cronin said. “Both used the words ‘beautiful.’ It’s a Greek revival and it looks very nice.”

The Nov. 7 meeting was continued to Nov. 21 because CVS representatives were still awaiting crash data reports from the for Planning Board members to review.

“I expect that we will wrap it up on [Nov.] 21st,” Cronin said. “There was some reports [CVS and the Planning Board] were waiting for. Crash data from the police department.”

The Planning Board expressed concern regarding the traffic situation at the current CVS location and spent the majority of its Oct. 17 meeting discussing those issues. Cronin said while traffic on site “continues to be an obvious concern,” planning board members understand there’s only so much that can be done to address the issue.

“That corner [Route 27 entrance to CVS site] is always going to be [an issue], no matter what is there,” Cronin said. “The change in the entrance on Route 27 helps some. It’s probably the best [option]. One of the board members said it’s ‘probably the best we can do with the situation we have.’ We can’t just say, ‘well you can’t have anything there.’”

Cronin said the only question the planning board has about the proposed expansion that remains unanswered is the crash data reports, which will be presented at the Nov. 21 meeting. Cronin said she doesn't expect the reports to have a significant impact on the proposal.

“It’s probably not going to change anything based on what I’ve heard,” Cronin said of the crash data reports.

Timeline of Planning Board’s Public Hearing with CVS:

  • Oct. 17 – Hearing opens. Planning Board reviews proposed expansion. Civil engineer, site developer and traffic engineer provided overall summaries of the proposal. Planning Board continues hearing to further review issues with traffic flow and receive more reports regarding the building’s architecture and crash data reports.
  • Nov. 7 – Hearing reopens. Planning Board reviews the physical appearance of the building and how it visually ties into the rest of the downtown area. Board members discuss traffic issues and determine current proposal is the “best option.” Hearing continued to Nov. 21 to receive and review crash data reports.
