Roche Bros 'Marketstand' Proposed for Lord's Building

Roche Bros will open the first of its boutique stores in the former Lord's building. Two plans submitted to town.

 

Landlord Gregory Salvatore of Salvatore Capital Partners LLC confirms that Roche Bros has rented the former Lord's Department Store. 

"We signed a lease with them a couple of weeks ago," said Salvatore." We introduced them to the town administrator, assistant administrator and town planner last Tuesday."

Selectman Osler Peterson shared the news on Friday on his personal blog, Medfield02052.  

Roche Bros. has rented the former Lord’s space and will be opening the first of its new smaller concept food stores.  The Board of Selectmen were provided two alternate plans, but both contain a Lord’s Café, a bakery, sections for prepared foods, produce, seafood, dairy, frozen, and general merchandise.

In a press release Monday morning, Roche Bros President Gary Pfeil said the company has been actively seeking real estate locations for smaller neighborhood markets.

What Is Old Is New Again

According to the plans submitted by Roche Bros, "What is old, is new again." 

The plans shown on Peterson's blog, show two proposed layouts (attached to this story) and are only slightly different. The layouts call for: 

  • Same front and back entrance/exit to the store
  • Same checkout counters
  • To the Left:
    • Lord's Cafe, Grab 'N Go, Bakery/Cafe
  • Straight Ahead:
    • Floral, Cheese and Bread, Prepared Food (where former lunch counter was located)
  • To the Right:
    • Dairy, Frozen, Grocery, Meats, Seafood, Bulk, Produce

The plans note Roche Bros' first original store was a neighborhood market in Roslindale with 450 square feet. It had a 12 foot meat counter, 8 foot self-service meat cooler, 10 foot dairy area, and 8 feet for frozen foods. 

Roche Bros' proposal says:

The community appreciates the neighborhood-quality and face-to-face interactions as they meander through the store. There is a sense of heritage and common values which are celebrated. Residents take pride in their new marketstand and daily morning coffee chats. 

Said Peterson, "I cannot think of a better tenant for Medfield to have in its downtown, or one that will be as big a draw for business. The downtown businesses should benefit from the additional [foot] traffic this will generate."
