August Foreclosures Remain Steady in Medfield

Both started and completed foreclosures remained the same in Medfield in August.

The town of Medfield saw no change in foreclosure activity for the month of August, according to data released late last week.

The data, compiled by real estate information firm The Warren Group, had foreclosure petitions (newly started foreclosures) in town stay at two from August 2010 to August 2011. Foreclosure deeds, which represent completed foreclosures, remained steady at one.

Massachusetts saw declines in both deeds and petitions year-over-yer, but the state saw its highest foreclosure deed activity so far in 2011. Deeds fell from 1,207 last year to 937 in August, while petitions dropped to 1,397 from 2,961 last year.

Banker & Tradesman Managing Editor Cory Hopkins said the banks have adjusted to recent foreclosure court rulings.

"We're seeing completed foreclosures hover around the 1,000 mark — a sign that lenders are beginning to work through the backlog and finalize the foreclosure process," he said in a statement. "Foreclosures have been delayed by robo-signing and other documentation problems. This could certainly mean a glut of foreclosed homes will be pushed through the pipeline in the coming months and years."

Here are the foreclosure statistics for area towns:

  • Dover had its August foreclosure petitions and deeds both remain steady at zero.
  • Easton's August petitions fell from seven last year to one in August, while deeds increased from zero to one.
  • Foxborough had foreclosure petitions remain steady at six for August 2010 and 2011, while deeds fell from six to zero.
  • In Mansfield, foreclosure petitions dropped by a third — from nine to six —while deeds declined from seven to one. 
  • Norfolk August foreclosure petitions jumped year-over-year, from three to four, while deeds kept at zero.
  • Norton foreclosure petitions declined slightly, from six in August 2010 to five in August 2011. Deeds also fell, going from five to two.
  • Norwood's August foreclosure petitions fell from eight to six, while deeds increased from zero to one.
  • Plainville's foreclosure petitions and deeds both declined from two last year to zero in August.
  • Sharon's foreclosure petitions dropped from five in August 2010 to one this August. Deeds fell from two to zero.
  • Stoughton saw a significant decrease in foreclosure petitions (from 14 last year to six in August), and a slight drop in deeds (from five to three).
